  1. While any time of year is a good time to buy a new home, the spring market is particularly good because it will typically offer buyers the largest selection of properties to choose from. There are several reasons why the number of homes for sale increases in the Spring…..sellers want to get the home sold so they can move once kids are out of school (which is just around the corner); homes show really well when the landscaping is fresh, green and flowers are in bloom; and finally it’s simple psychology - Springtime brings opportunity for change and renewal - what better way to renew your environment than to move!
    But don’t delay..…for the same reason sellers put their homes on the market at this time of year, buyers want to buy. This means that there are more Buyers to compete with for the perfect home. Don’t let your dream home get snapped up by another home buyer!

  2. Is this a good time to Buy? This is a question most Realtors are being asked in today’s market.

    Let’s address each reply to the person asking. How about the renter who has been payment rent and helping their Landlord building equity in the home or apartment complex they are renting. This is an awesome time for this renter to buy and build their own equity in a home and within 2-5 years they will be able to upgrade.

    How about an investor? This is not the time to buy and flip but a fantastic time to buy a foreclosure fix it up and rent. North Fulton area is an great area to live and invest in your Real Estate portfolio.

    How about the family that is growing and they need more living space? If this family listens to their agent and prices their home correctly in this market will sell quickly and take advantage of be able to buy a larger home.

  3. Vanessa’s “statistical” two cents: Metro Atlanta and North Fulton County see more homes purchased in the months of May, June, July, and August. It is true, the Atlanta real estate market confirms that spring is the time that buyers are looking at AND BUYING homes… for all the reasons that Ria and Mary mentioned. Spring Fever is a powerful state of mind.

    Conversely, in North Fulton, home purchases will taper off after summer as a result of many things such as kids going back to school and people refocussing their attention for the fall and winter holidays… Ask yourself when you start seeing the Chirstmas trim in the retail stores. I think it’s August. Psychologiacally, it’s tough for a lot of people to focus on buying a home (and all that goes with the purchase and the move) and then getting the house ready for guests and holiday affairs. I need a nap just thinking about it.

    One last note, while there are fewer people looking to purchase a home outside the “spring/summer bubble,” those that are looking to buy are often times very serious buyers. In other words, they are bringing their full game.

    It’s also good to take a bigger picture view of the “when’s the best time to buy” question… Look at buying in terms of is it the right time FOR YOU. Do you have enough money in reserve for a downpayment? Is there a good amount of inventory where you want to buy (more inventory drives down prices - it’s a supply vs. demand thing). What is the state of the economy? Uh, hello! There is a loud ringing in my ears. It’s the angels above singing the buy now song.

  4. Some think that spring is typically considered an excellent time to buy a new home due to the school cycles. When you buy in April - May you can finish at the current school and become confortable with your new neighbors and friends by the time the next school year starts. It allows you plenty of time to “personalize” your new home before the structure of the school year begins. Others think the spring buying season is motivated by April 15th-Tax Day - a day that motivates us to reevaluate where you have been financially and where you want to go.
