Comments on: My house is currently listed in Sentinel on the River. Will the recent developments regarding our neighbor producing and illegally selling and distributing human growth hormone and other drugs negatively impact the sales price of my home?

That is a great question and one that we Realtors hear often. In most suburban markets similar to Atlanta, you will find upscale areas and any area with isolated incidences. I don’t find this as having been an issue to most of my clients in the past, nor is it an issue for me personally. Most Realtors will do a “buyer profile” on their clients wanting to purchase a home and if crime is a source of concern we just supply sources to get the most up to date information on activities in the area. A great link to the Roswell Police Department for crime statistics is

http://roswellgov.com/files/docs/pdf/police/CrimeStats2007.pdf.

Also another good source for Child Safety is http://www.familywatchdog.us . Any person considering any neighborhood in the United States can search this site for information on previously convicted Child Predators. You can also call your local police departments for information on specific crime activities in specific neighborhoods. Sentinal on the River is a wonderful family community within Roswell, GA., which is one of the best resale cities in North Atlanta.

I would be interested to know what others think of this question and my responses.

There may be some impact on the sales of homes in your neighborhood, but it will likely be short-lived. Because this is an isolated and unusual situation, the impact will most likely be minimal.

I would suggest you keep informed about the status of the investigation and subsequent prosecution so that you can answer any questions that may be raised by prospective buyers with confidence.

The only concern I might have is if the home eventually goes into foreclosure or is not property maintained over the course of the legal investigations. Your Home Owner’s Association should take active steps to ensure that such an impact is minimized so that homes continue to sell in this beautiful neighborhood.
